Portfolio Loans (In-house loans) 

First Federal Savings & Loan provides portfolio mortgage loans that are serviced locally, for the life of the loan.  This means that your mortgage won't be bought, traded, or sold.  In fact, our staff will be with you throughout the entire life of your loan.  Both fixed and adjustable rate mortgages are available as portfolio loans. 

Fixed rate first mortgage loans range from 10 to 30 year terms. Loan to values up to 95% will be considered. (Loans over 80% LTV require PMI).  First Federal offers several Adjustable Rate Mortgages (ARMs). These loans can range to 30 years and have varying fixed terms before beginning annual adjustments. LTVs can go to 95% with Private Mortgage Insurance (PMI). These loans can be used for purchase, refinance and construction.

First Federal also offers a First Time Homebuyer Loan as well as a Low Income Loan. Both of these loans offer special terms.

Fixed and adjustable second mortgage or equity loans are also available. Fixed rate, fixed term equity loans are offered in 5 and 10-year terms. Home Equity Line of Credit loans (HELOC) are available on 15-year terms. The credit line is accessed by check or debit card and is an adjustable rate product based on the prime rate.

*Fixed Rate Loans are also offered on subdivision lots as well as raw land.
